Affordable Inner Southeast Homes – Myth or Reality?
Portland’s inner Southeast has been one of the strongest sub-markets in recent years. Even now, as other neighborhoods are showing increased signs of price deterioration, neighborhoods such as Buckman, Richmond, Mt. Tabor and Sunnyside are maintaining their value, and in some cases actually posting pretty healthy gains. While this is no doubt good news for homeowners, finding a home – especially in the affordable price range continues to present a serious challenge. However, a closer look at recent sales in some of these neighborhoods would suggest that the situation may not be quite as bleak. In Mt. Tabor and Richmond alone, almost 50 homes (single family homes, condos not included) sold in the sub $325k category over the last six months. And though it may not be typical for this category, price concessions are actually happening – in some neighborhoods as much as $20,000. Click on the image below to enlarge.
