Encore Condos Release New Pricing

Prices at the Encore Condos in Portland’s Pearl District have been adjusted downward for roughly 50 out of the remaining 150 units (special rules and conditions apply). On average price points are now about 15% lower than recent pricing, some are down as much as 20 per cent.

Prices were adjusted not too long ago, but the project is still struggling to meet occupancy levels required by most lenders. This round of price adjustments brings the price point for one bedroom units down to the low $300s. Several two bedroom units were reduced by 100k and  now start at about 500k, Penthouse units have been reduced by as much as $400,000.

Here’s a sampling of some of the new pricing:

  • City side loft, 700 SQFT, previously priced at 296k, now at 239k
  • One-bedroom facing SE, 920 SQFT, previously priced at 342k, now at 294k
  • Park-side two bedroom, 1500 SQFT, down 80k and now priced at 586k
  • Townhome, 2000 SQFT, now priced at $900,000, down from $1.3M
  • Southeast facing Penthouse available at $1.3M, reduced from $1.65M

The Encore is located at the terminus of NW 10th Avenue, which supports north-south pedestrian, vehicular, bike, and streetcar traffic. The Encore’s entire west elevation fronts the new Pearl District Neighborhood Park.
